Drone photos are included with residential inspections when conditions allow. They help document roof surfaces, elevations, and areas that are difficult to safely access from the ground.
Thermal imaging helps us see temperature differences that are invisible to the naked eye. Using an infrared camera, we can scan areas of the home for signs of moisture, missing insulation, air leakage, overheating electrical components, and other concerns that may not be obvious during a standard visual inspection. Our inspectors have completed specialized thermal-imaging training through the International Association of Certified Home Inspectors (InterNACHI). We know how to use this technology properly, recognize meaningful patterns, and investigate suspicious areas with the appropriate supporting tools.

Thermal imaging is especially helpful when a problem is hidden behind a finished surface or located in an area that is difficult to access. It may help us identify:
An infrared camera translates surface-temperature differences into colors. Warmer and cooler areas appear differently on the screen, helping us quickly identify places that deserve a closer look.
Thermal imaging does not see through walls, and a temperature difference does not automatically mean there is a defect. It gives us an important clue. When something looks unusual, we investigate further using visual observations, moisture meters, electrical testing equipment, and other inspection tools.
During a home inspection, the goal is usually not to determine the exact temperature of every surface. We are looking for unusual patterns that may point to a hidden issue.
For example, a cool area on a ceiling may suggest moisture. We can then check that location with a moisture meter and inspect nearby areas to help determine whether an active leak or another condition is present.
Reflective materials, weather conditions, airflow, and surface finishes can all affect a thermal image. That is why proper training and careful interpretation matter.


When thermal imaging helps us document a concern, we include the relevant images in your inspection report along with a clear explanation. We may also place the thermal image beside a standard photograph so you can easily understand what we observed and where it was found.
